Land clearing site preparation Nanaimo BC

FREQUENTLY ASKED QUESTIONS

Everything you need to know about land clearing, lot grubbing, and site preparation in Nanaimo.

Services & Capabilities

What land clearing services do you offer?
We offer residential and commercial land clearing, lot grubbing, brush clearing, tree removal and stump grinding, grading and site leveling, and general site preparation across Nanaimo and Vancouver Island.
Do you offer lot grubbing and root removal?
Yes. Lot grubbing is one of our core services — we remove stumps, root systems, and embedded rocks below grade to create a truly buildable surface.
Can you handle small lots and larger acreages?
Yes. We work on everything from single urban residential lots to multi-acre rural and commercial sites. We tailor our equipment and approach to the scope of each project.
Do you provide excavation and rough grading?
Yes. We provide rough grading, drainage shaping, building pad preparation, and foundation excavation as part of our site preparation services.
Who do you serve?
We serve homeowners, developers, builders, and property investors across Nanaimo, Lantzville, Parksville, Ladysmith, Nanoose Bay, Cedar, Qualicum Beach, and surrounding communities within approximately 60 km.

Pricing & Estimates

How do you price a project?
Pricing is based on lot size, vegetation density, terrain, debris volume, access conditions, and disposal requirements. We visit the site and provide a written quote with line-item detail.
Can I get a ballpark cost per acre?
Clearing costs in BC typically range from $1,500 to $6,000+ per acre depending on conditions. Lot grubbing and rocky terrain add to this. A site visit gives us the information we need to quote accurately.
Are on-site estimates free?
Yes. We visit your property at no charge and provide a written quote. There is no obligation to proceed.
What factors increase the price?
Dense root systems, large timber, difficult access, steep terrain, proximity to sensitive areas, rock content, and debris disposal requirements all affect the final cost.
What's included in your quote?
Our quotes include labour, equipment, and disposal unless otherwise specified. We itemize so you know exactly what you're paying for. No hidden fees.

Permits & Regulations

Do I need a permit for land clearing in Nanaimo or the RDN?
It depends on your zoning, lot size, proximity to sensitive areas, and the scope of work. Some clearing requires a development permit or RDN authorization. We can advise based on your property during our site assessment.
Who applies for permits?
The property owner is responsible for permits. We can advise on what's typically required and help you understand the process, but permit applications are the owner's responsibility.
What are the rules near creeks, wetlands, or steep slopes?
BC has strict riparian setback requirements — typically no disturbing vegetation within 15–30 metres of watercourses without authorization. We are familiar with these requirements and work within them.
Are there bird nesting windows I need to know about?
Yes. In BC, there are seasonal restrictions to avoid disturbing nesting birds, typically from April 1 to July 31 in some cases. We factor this into project timing when relevant.
How do you ensure compliance?
We work within established provincial and municipal guidelines on every project. For sensitive sites, we recommend consulting with the relevant authority before work begins.

Process & Timelines

What is your typical clearing process?
We assess the site, develop a plan, mobilize equipment, systematically clear the area (trees first, then brush, then stumps/grubbing if required), remove debris, and do a final cleanup and walkthrough with you.
How long does a residential job take?
Most residential lots take one to three days. Larger or more complex properties take longer. We'll give you an accurate timeline with your quote.
How soon can you start?
Scheduling depends on our current workload. Contact us and we'll give you our next available date. Urgent projects may be accommodated depending on crew availability.
Can you fast-track urgent projects?
In many cases, yes — particularly if you're working against a construction start date or permit expiry. Call us directly to discuss urgent timelines.
What if you find buried debris or rock during the job?
We'll let you know immediately, assess the impact on scope and cost, and get your approval before proceeding. We don't spring surprises on invoices.

Site Conditions & Preparation

Do I need to mark property lines before you start?
Yes — we strongly recommend having property lines marked or surveyed before clearing begins. This protects you and your neighbours. We work within the boundaries you identify.
How should I prepare the site before your crew arrives?
Remove personal property, mark anything you want preserved (trees, structures, utilities), ensure we have clear access, and confirm any permit conditions are in place.
Can you work on tight access or steep terrain?
Yes. We have equipment suited for constrained access and steep slopes. We assess access conditions during our site visit and plan accordingly.
Who arranges utility locates?
BC One Call locates are your responsibility as the property owner. We strongly recommend completing locates before any ground-disturbing work. Call BC One Call at 1-800-474-6886.
Can you protect lawns, driveways, and sidewalks?
We take precautions to minimize damage to adjacent surfaces, including equipment mats where appropriate. No guarantee of zero impact on existing surfaces, but we're careful.

Equipment & Methods

What equipment do you use?
We operate excavators, skid steers, forestry mulching heads, and stump grinders. Equipment selection is based on site conditions, scope, and what will do the job most efficiently with minimal disturbance.
What is forestry mulching vs traditional clearing?
Forestry mulching uses a rotating drum to grind vegetation in place, leaving mulch on the ground. Traditional clearing removes material off-site. Each method has advantages depending on the project.
Will heavy equipment compact my soil?
Heavy equipment causes some compaction. We use equipment mats where appropriate and can discuss strategies to minimize impact on areas you'll be landscaping or seeding.
Can you do selective clearing — keeping certain trees?
Yes. We can work around trees, hedges, or structures you want to preserve. Mark anything you'd like kept before we arrive.
Do you extract or grind stumps?
Both. Grinding is faster and less disruptive for surface projects. Extraction (grubbing) is required for buildable surfaces. We'll recommend the right approach for your project.

Environmental & Erosion Control

Do you install erosion and sediment controls?
We can install silt fence, straw wattles, and check dams as part of our scope. Environmental controls are often required by permit on sensitive sites.
Do you work around tree protection zones?
Yes. Where trees are to be retained, we maintain appropriate setbacks to avoid damaging root zones with equipment.
How do you handle invasive species?
Invasive vegetation is removed and disposed of in a way that prevents spread. We do not chip or mulch invasive material back onto the site.
Can you leave mulch on site?
Yes, if you want chipped material left for paths, erosion control, or soil improvement, we can accommodate this.
Can you seed or hydroseed after clearing?
We don't offer hydroseeding directly, but we can leave the site prepared for it. We can refer you to local hydroseeding companies.

Debris Handling & Recycling

What happens to logs, brush, and stumps?
Depending on size and type, material is chipped, burned (where permitted), hauled to a disposal facility, or left on-site if you prefer. We discuss disposal with you as part of the quote.
Do you recycle wood waste?
Where possible, we divert material to wood waste recycling facilities rather than landfill. This varies by material type and facility availability.
Can I keep firewood or mulch from the clearing?
Yes. If you want to keep usable wood or chipped material, let us know before work begins and we'll set it aside.
Are trucking and dump fees included in the quote?
Disposal fees are either included or itemized separately in your written quote. You'll know exactly what you're paying for before work starts.
How clean is the site at completion?
We aim to leave the site clean — no scattered debris, no equipment mess. A final walkthrough is part of every job.

Scheduling & Project Management

How do you schedule projects?
We schedule based on crew availability, site conditions, and permit readiness. Once you accept a quote, we book a start date and confirm closer to mobilization.
Who is my point of contact?
You deal directly with our team — not a call centre or dispatcher. Your contact person stays consistent from quote to completion.
Can I get daily progress photos?
We can provide photos on request. Let us know when you book and we'll document the work.
How do you handle change orders?
If scope changes during the job — unexpected rock, additional clearing, etc. — we discuss it with you and get written or verbal approval before proceeding. No surprises on invoices.
Can I be on site during work?
Yes, with appropriate safety awareness. We ask that you stay clear of active equipment zones and follow crew direction for your safety.

Payments & Admin

What payment methods do you accept?
We accept e-transfer, cheque, and cash. Contact us if you have specific payment requirements.
Do you require a deposit?
A deposit may be required for larger projects. This is discussed and agreed upon before work begins.
Can I get copies of insurance and safety documentation?
Yes. We can provide certificate of insurance documentation upon request.
Do you provide invoices with disposal tickets?
Yes. Invoices can include disposal facility tickets if needed for your records or permit compliance.
Can you coordinate with my builder or property manager?
Yes. We're used to working alongside other trades and can coordinate directly with your builder, surveyor, or site superintendent.
